Draft — pending legal review.

Who we are

SG Home Price Checker provides price checks for people buying or selling Singapore homes, based on official transaction records. This policy explains what personal data we collect, why, who we share it with, and the choices you have under the Personal Data Protection Act 2012 (PDPA).

What we collect

Quick price check: the property details you enter (address, size, floor, the home’s condition if you choose one, and the asking price — or, if you are selling, a target price if you give one), whether you are buying or selling, an anonymous browser identifier and basic usage events. Full report: your Singapore mobile number, and — only if you choose to give them — your name, your timeline, and whether you need a home loan or a conveyancing lawyer. We also keep a record of your consent (the consent text and partner list you agreed to, the date and time, your IP address and browser), the properties you check, any “talk to an adviser” requests you make, and how you found us (for example a campaign link). We do not ask for your email address, NRIC, income or payment details, and you do not need an account.

Your mobile number

We check that the number looks like a valid Singapore mobile number, but we do not verify it with a code. Please enter your own number: our partners will use it to contact you. Entering a number on a device unlocks full reports on that device only; it never shows the details, homes or consent previously saved under that number. The number’s remaining full-report credits are shown there and can be used there (see our terms); if the number was already in use, we always ask before using one.

How we use it

To show you full reports; to share your details with the partners you agreed to, so they can contact you about buying a home, selling a home, home loans and conveyancing; to create the share links you ask for; to prevent abuse (for example, numbers that are clearly not real); to answer your requests; and to understand how the service is used — including how many people open shared links and later use the service — so we can improve it; and to check our own accuracy: we compare past price checks with later official sales of similar homes and publish only overall figures, never a single check, home or person.

Who we share it with

We share your mobile number, the details you provided, the homes you checked and whether you are buying or selling only with the partners named in the consent you gave — property agencies, banks or mortgage advisers, and law firms — and only for the purpose stated there. Each version of the consent records the purposes it covers (buying a home, selling a home, home loans and conveyancing), and we share only for a purpose named in the version you agreed to: if you agreed to an earlier version that did not mention selling, we do not share details of a home you are selling until you agree to the current version. You can see the current list of partners on your Dashboard page. If the list changes, we ask you to confirm the new list before we share your details with any new partner. Each partner must sign an agreement with us that limits use to that purpose, forbids reselling your data, and requires them to stop contacting you and delete your data when you withdraw consent. We may receive a fee from partners for introductions. We do not sell your data to anyone else. Service providers that host or operate the site for us process data only on our instructions. We never give partners any information about share links or about who referred you.

Sharing a report

Your report page is private: its web address opens only in the browser you made the price check in (and for our administrators, who may look at it to support the service). Entering your mobile number on another device does not open it there. If someone else opens that address they see a page saying the report is private, without the address or any numbers. To show a report to someone, create a share link. You can create a link to a price check you made in this browser and send it to anyone you choose. Anyone with the link sees the quick price check: the address, the asking price (or your target price, if you gave one), the condition you selected (if any), the reference range and the comparable sales. They do not see your mobile number, your name, your details or who you are. The link uses a random code, not your details. A preview image shown in messaging apps does not include the asking or target price. To turn a link off, email our support address and tell us which report it shows; we turn it off promptly, after which the link — and the report it showed — is no longer available to people who opened it through the link, and it shows a “link not available” page. People who opened the link never get the web address of your own report page. If your details are deleted, the links you shared are turned off too.

Opening a shared link

When you open a link someone shared, we record the visit (which link, when, and whether this browser has used SG Home Price Checker before), as part of our usage records. Unless you shared the link yourself or have already left your number, we also set a cookie (hl_ref) for 30 days. If you leave your number for the first time while it is set, we note once which link brought you, and later whether you went on to check a home of your own. We use this to understand how people find us and, as described below, to decide whether the open adds full reports to the sharer’s balance. It is not shared with partners, and the person who shared the link is not told who opened it or whether you left your number.

Usage analytics

To see which steps of the site work and where people get stuck, we record our own (first-party) usage events, with no third-party analytics or advertising trackers. They are tied to a pseudonymous browser identifier — a random code stored in this browser, not your name or number: which pages and steps were shown or completed, which buttons were tapped, error codes, your device type (phone, tablet or computer, from the screen width), and how this browser first found us (the campaign tags in the link and the kind of site you came from, such as a search engine or a messaging app — not the full address of that page). These events never contain your mobile number, name, email, what you typed, addresses, prices or messages. We use them only in aggregate, they are not shared with partners or used for advertising, and we keep raw events for up to 24 months (aggregate counts may be kept longer). If you ask us to delete your details, the link between these events and you is removed.

Optional account

You can choose to sign in to keep your reports on any device and update them later; you never need an account to use SG Home Price Checker, and there is no password. You sign in with Google or with a 6-digit code we email you (valid for 10 minutes, used once; we keep only a one-way hash of it, for no longer than a day). If you sign in, we keep your email address (or, with Google, also your Google account ID and name), the mobile number your account is linked to, which of your devices are signed in to it, the price checks saved to it and when you last signed in. We use these only to sign you in, keep and update your saved reports and send sign-in emails; we do not use your email for marketing and we do not share it with partners. Saved price checks include the ones you make while signed in and the ones made earlier in the same browser. Your consent follows your account: on a device where you are signed in to the account that holds your number, the consent you gave on your own device also applies, so full reports open without typing your number again (each new full report still uses one of your full reports, after you confirm). Consent given by anyone else who typed your number on another device never applies to your account. Withdrawing consent ends it on every device. You can delete the account at any time on the Dashboard page: we then delete your email, Google link, sign-in codes and saved list (your number, consent and price checks follow their own rules above). [If we turn on number checks: when a new number is left, we may ask a telecoms lookup service whether it is an active Singapore mobile number; the result is used only to keep our records accurate and is not shown to partners.] We keep account data while the account exists [retention to be confirmed].

Counting share-link opens

Each genuine open of a share link adds full reports to the balance of the person who shared it (see our terms). To tell genuine opens from link previews, automated traffic and repeat or self-opens, when you open a shared link we set a cookie (hl_sv) and record: a one-way hash of your browser identifiers, a one-way keyed hash of your network (the first part of your IP address, with a key that changes daily), the type of browser (for example, a link-preview service or an automated browser), and how long the page was visible and whether you scrolled or tapped. We do not record what you typed or where you clicked. You never need to leave your number for an open to count. The person who shared the link sees only counts (links shared, opens, opens counted, opens being checked) — never who opened it. Our administrators may review unusual patterns. For people who share links, we also keep the same daily keyed network hash for the networks they use SG Home Price Checker from (for example when creating a link or opening Dashboard), so that opens from the sharer’s own network can be checked; these are deleted after 2 days. The other hashes are deleted after 180 days, they are not shared with partners, and they are not used for advertising.

How partners may contact you

Partners may contact you by phone call, SMS or WhatsApp, about buying or selling a home, home loans or conveyancing, as stated in your consent. They should tell you that your details came from SG Home Price Checker. Your consent covers these channels even if your number is on the Do Not Call Registry; you can withdraw it at any time.

Ratings and user stories

If you rate a report, we keep the score and any comment with that price check; we remove phone numbers, emails, links, unit numbers and postal codes from comments. We do not collect stories on the website. Our team collects stories in person, by phone or by message, and publishes one only with your written consent, given on our collection form or in writing (for example by email or WhatsApp). The form lists exactly what will be shown: your story as you said it, the name format you choose (a first name, a first name and initial, or initials), your household type, whether you were buying or selling, the type of home, and its town or postal district unless you choose not to show the area. The block or project, and the final price, are shown only if you tick them. We never show your unit number, postal code or mobile number. If you give a final price and the transaction month, we check it against official sales in the same block or project; a story that matches says "Sale found in official records", which shows a matching sale, not that it was your own. We keep your consent record (date, method and our reference to the signed form or message) with the story, never on the site. If you received a thank-you gift, the story says so. You can withdraw your consent at any time by contacting us; we take the story off the site within [2 working days] and delete it on request. If you sent a story through the website before we stopped collecting them there, you can still delete it yourself on the Dashboard page in the browser you used, or ask us to. Stories are also deleted if your details are deleted.

Withdrawing consent

You can withdraw consent at any time by emailing our Data Protection Officer (the support address in the footer). We act on your request promptly: we stop sharing your details and tell partners that already received them to stop contacting you and delete them. After you withdraw, full reports need your consent again; free price checks are not affected.

Retention

We keep your mobile number and details for [12 months] after your last visit, and remove identifying details within [30 days] after you withdraw consent. We keep a minimal record of your consent and of which partners received your details for [3 years], so we can show that we acted on your consent and handle complaints. Records of share links and visits to them are kept for [the same period as our other usage records]. Ratings and comments stay with the price check until your details are deleted or you ask us to remove them; stories and their consent records stay until you withdraw consent or ask us to delete them (a withdrawn story is kept off the site, with the date you withdrew, for [the same period as our other consent records]); a story we decide not to publish is deleted within [6 months]. Retention periods are being finalised and will be confirmed here before launch.

Your rights (PDPA)

You may ask to access or correct your personal data, ask us to delete it, or withdraw consent. To withdraw consent or make any of these requests, email our Data Protection Officer. We respond within the time the PDPA requires.

Data Protection Officer

Data Protection Officer: [name to be appointed] — [DPO email address]. Until these details are published, you can reach us at the support email below.

Cookies and local storage

We use a strictly necessary cookie (hl_lead) to remember, on this device, that you have left your number, so full reports open without asking again; it lasts up to 180 days and you can clear it with “Forget this device” on the Dashboard page. When you open a shared link we may set a referral cookie (hl_ref) for 30 days, as described above; it is cleared when you leave your number. Opening a shared link also sets a cookie (hl_sv, up to 400 days) used only to count share-link opens as described above. If you sign in to an optional account (or as an administrator), a sign-in cookie (hl_session, up to 30 days) keeps you signed in; signing out removes it. If you skip the offer to save your reports, local storage remembers that for 30 days so we do not ask again. We also use local storage for an anonymous identifier and your preferences, such as whether you are buying or selling.
