Terms of service
The service
SG Home Price Checker provides price analysis for Singapore homes based on official transaction records, for people buying or selling a home. It is information to help your own decision — not a formal valuation, not a recommended listing or offer price, and not legal, tax, loan or investment advice.
Free to use
Price checks and full reports are free. You do not need an account (an optional account only saves your reports). To open full reports you give us a Singapore mobile number and agree to share your details with the partners listed at the time, as described in our privacy policy. You can withdraw that consent at any time; full reports then need your consent again. The number of full reports you can open is limited, as described under “Full-report credits”.
Full-report credits
A new mobile number comes with 1 free full report. Leaving your number on a report opens that report and uses it; opening another new full report uses one more from your balance, and we ask you to confirm before we use it. Reopening a full report you have already opened is free. Each genuine open of a share link you created adds 2 full reports to your balance (these are the current numbers, shown on the site); we decide which opens count (for example, the same device, your own devices, link previews and automated traffic do not count), daily limits apply, and some opens may be checked before they are added. The person you share with never needs to leave a number. Free full reports are given once per device. The balance belongs to the mobile number, so it can be used in any browser where that number is entered; in a browser that is not where the number was first left, we always ask before using one. If you correct your number in the browser where you left it, your credits and the reports you opened move to the new number, and the share links you created in a browser follow the number currently saved there. Credits have no cash value, cannot be sold or transferred, and are not refunded if you stop using SG Home Price Checker or your details are deleted. We may correct a balance, remove credits obtained by misuse (for example, fake opens or false numbers), and change or end the credits scheme for the future; full reports you have already opened stay open.
Sharing reports
You may share links to price checks you created. Anyone with a link can see the quick price check, including the price you entered, so share it only with people you are happy to show it to. Do not present a shared report as a formal valuation or as our recommendation, and do not change it to mislead others. You can ask us by email to turn a link off at any time, and we may turn off links that are misused. Opens of your links may add full-report credits, as described under “Full-report credits”.
Your stories
We collect stories offline, not on the website. If you tell us about your experience, we publish it only with your written consent and only with the details you agreed to on our collection form. By giving consent you confirm that the story is true and describes your own experience. We may shorten a story or remove personal details from it, and we show you any change before publishing; a changed story stays off the site until it is approved again. We may stop showing a story at any time. You can withdraw your consent at any time by contacting us, and we then take the story off the site. We do not pay for positive reviews; if we give a small thank-you gift, it does not depend on what you say, and the story discloses it.
Optional account
You may sign in with Google or with a code sent to your email address to keep your reports on any device and update them. It is optional and free, and there is no password. Keep access to your email and Google account private; you are responsible for activity on your account, and on a device where you are signed in your account’s consent applies. Use only an email address you control. Updating a saved report runs the same inputs on the latest data and may give a different result. We may suspend accounts used to misuse the service. You can delete your account at any time on the Dashboard page.
Your number
Enter only a mobile number that belongs to you or that you are authorised to use. Do not enter someone else’s number. We may refuse or remove numbers that appear to be false or are used to misuse the service.
Our partners
Partners are independent businesses. Any service they offer — such as a home loan, conveyancing or agency services — is between you and them, under their own terms. We do not recommend or guarantee any partner, and partners have no influence on our reports.
Accuracy
We work to keep data and methods accurate, but transaction records can be incomplete or delayed, and a reference range can differ from what a home actually sells for. Always verify property details before you transact.
Acceptable use
Do not scrape, overload or attempt to bypass access controls on the service, or generate reports in bulk by automated means.
Liability
The service is provided free of charge and “as is”. To the extent permitted by law, we are not liable for decisions you make based on it, or for the acts of partners.
Paid features
Paid features are not currently offered. If we offer them again, separate purchase terms and our refund policy will apply to them.
